Hi Michael,

Interestingly I'm in the same boat as you. I currently live in Denver (originally from DSM) and looking to build up my rental portfolio in Des Moines. I currently have a duplex in Urbandale, but looking for other opportunities in metro DSM. Maybe we can sync up some time and share some notes.

I would also love to get some insight on the meet-up. I'd like to attend the next time I'm in town.

@Anthony Wick Are the meet-ups still occuring? Do they have a website you can refer me to?

@Chris Goehring Welcome to BP! The next REIA is tomorrow night, Sept 20, at Ingersoll Tap in Des Moines, from 6-8 pm. It's very informal. People grab a drink and have an open discussion, just inside the front doors at the high top tables. I'll be there tomorrow night. It meets the third Thursday of every month at this location.

Man, what an awesome journey! Props and I wish you the best of luck. The way you are going, I hope to read another post when you've finally reached that goal and decide to retire (or not, and continue to scale your empire).

It was a huge advantage to start your journey while still young. While the rest of us were busy clubbing and drinking expensive coffee drinks :)

I didn't discover the real estate investment side of the world until my mid 30's. Now married with kids, and a full-time job, it's no-doubt challenging, but inspirational stories such as yours keep me motivated!!

Thanks again @Frank Rolfe

I'm in agreement with you here. I will go a check out a mobile home dealer and certainly not try to reinvent the wheel!

Understanding your target market is crucial for anything you're selling, especially real estate.

@Frank Rolfe: Great points. I will keep this in mind. Key points that you mentioned are "illusion of Luxury" and "basics".

@Greg H.:
- It's on owned land.
- Year built: 1987.
- Not sure if it's ever been moved, I will inquire.
- ARV is $230,000.

Hi Cody,

I'm looking to do some deals in Des Moines as well. If you don't mind sharing any wholesaler contacts you know, it would be greatly appreciated.

Thanks,

Just picked up a Mobile Home in Denver suburb. 2/2 "full-gut" rehab. What should I avoid doing to this mobile home that I typically would do on a common SFH flip?

A few thoughts:

  • It has wall paneling, can/should I replace with drywall?
  • Rehab comps have sold with laminate floors, quartz countertops, white cabinets, and stainless steel appliances. I thought it was a bit much, but should I follow suit? I guess if it sells, that's what the market desires.

Thanks.

Hi Gary,

Thanks for providing some ballpark figures. At least I'll know what to expect.

I'm planning on having a contractor do the work.

Hi All,

I'm looking to flip a property in the Ft. Myers area with a swimming pool. I don't have any experience with swimming pools and would like some opinions on what kind of repairs (low to high end) would be involved in making it up to code and of course, usable.

With that being said, the pool looks like it's in pretty bad shape (I've only seen pictures). It is on a foreclosed home, so probably neglected.

What is the price range I am looking at to get this pool up and running? If anyone has had experience with pool renovations, I would love to get your perspective.

Thanks,
Tuee
