@John Tilstra I exactly needed to hear what you just said. I see the trend and it's good and bad. My husband is from Murfreesboro, so we are looking at opportunities there as well, however they are on fire, too. I will take your advice and I appreciated.

Hey @John Tilstra, thank you! It was from MLS. The home is a SF in East Brainerd in good school district. I made a long excel sheet and analyzed alot of homes. Age, condition, price, potential income, size, advantages and disadvantages and came up with Top 3. Saw all three with my agent and decided to go with this one and get it $10K less than the asking price. It's not a GREAT deal, but decent one. I was so anxious to start and the next deals will be better, hopefully.

Hey everyone,

I wanted to introduce myself a few months ago, but I decided to wait until I had my first deal. I have a very demanding FT job and big passion for RE investment. After many hours of reading, listening, learning, researching, I am in process of buying my first rental. I read many of my Chattanoogan friends posts, such as @Jimmy Moncrief, @Michael Rogers, @Aaron Willburn, @Thomas DeMoss, @Edwin Fisher, @Brian Levredge. Recently I read some great books. One is from Brandon Turner. The book of rental property investment- newbies, buy this book today. The other one is from Amanda Han about tax strategies for RE investors. I LOVE it!
