Thank you Amy & Fay for your reply, I will definitely look into your links more. and yes, this is a high maintenance/ headache tenant

Question: do I as a landlord need to provide security window bars for a tenant in Los Angeles if he feels unsafe? Random people have walked in the back of the unit and the tenant is demanding that I put security windows or else he will file a lawsuit with his lawyer for unsafe living condition and emotional distress if I don't do it. 

What I am providing is locks on the front gate so it is this tenant and other tenants in the building's responsibility to lock it. I personally feel that I don't need to put security bars, but am I legally required? I know it is a threat but I want to cover my side legally. Thanks in advance for your recommendations.

Would anyone have an excellent lawyer that can help with a contractor who did not deliver and required payment up front? We are in Southern California

Tenant says he has the right to withhold rent because I failed as a landlord and will not pay rent until everything is fixed. Here is the story

1) He says he has been having roaches problems but I have sent different pest control companies to his unit. One was late and he would not let him in. Second company treated unit but he says roaches are still there. I called company to come back but he did not let them come in. Now he wants me to treat the entire 4 unit

2) He wants his windows replaced. I have plans to replace his windows but he also told the company he doesn't have time because he has a doctor's appointment the day of install. This was after I had already confirmed with him the day before. With the recent rain in LA, I am trying to schedule the company to come back

3) Bottom of his door has a gap so I am sending out handyman to fix it

Long story short, I have tried my best but he thinks I'm not a good landlord and doesn't want to pay rent until everything is fixed. This is the second time he has used this tactics.

Any recommendations or does anyone have a good election lawyer who will protect the landlord in Los Angeles?

My rental is in Los Angeles. I have a problem tenant and need to change out/ fix things in his bathroom for about 6 hours (paint to dry). It will not affect the toilet and shower. He is requesting that I give him credit from rent. Do I have to oblige? Does any law require that I have to do this? Thank you
