I am new to the SD market and looking for the following:

- trash out/dumpster service

- quality and reputable General Contractor

- dependable Real Estate attorney 

- investor friendly title company

Love the area and looking forward to growing my team here!  oh, and ANY of the above that i should definitely AVOID :)

Thank you @Matt Devincenzo.  House was purchased together (both on title).  Upon divorce they still lived together until his passing.  He refi'd and had her removed later on.  Does this qualify as "community" property?  Ex wife is handling all of the estate and debts now.  No will or trust.

Subject line is pretty much it.  Divorced man passes away.  Has grown children, but they are special needs(?).  Who has the authority to sell?  Who should offer be made to?  He was the only one on title.

UPDATE:  I love this community.  Reading all the replies just confirmed what I was already feeling.  @James Wise @Caleb Heimsoth you were absolutely right. I've since become laser focused on D4D and added about 500 homes to my list for mailers and RVM's. I've learned I can still leverage MLS access/data for comps and getting a feel for a neighborhood. Thanks everyone.

Thanks everyone. Purpose of talking w/ agents is to hopefully be on their list of buyers for pocket listings in the future. It's all about relationships in the end, right? My hunch is that flippers/rehabbers are buying these MLS deals, then surely there are some deals w/ enough margin to wholesale.

I also drive-4-dollars regularly and have started cold calling and doing RVM's w/ personal letters as follow ups with these.  I also do the same for pre-foreclosures and include some postcards as part of my "7 touches".   I'm basically doing as much 'hustle' methods as I can before I start sinking tons of money into the marketing.  

But back to the numbers question regarding offers: Is 60% ARV too high/too low? My market is pretty competitive here in AZ.

I've heard many BP podcast guests say they get a big chunk of their wholesale deals from the MLS. How have you done this?

I've scoured the MLS for about 8 wks now and found several "potentials", however I'm not finding any success yet in striking deals via this method. Tell me where I might be going astray or what I could be missing:

step 1) Find the deal. I've found most great deals only last a few days (if that) once it hits the MLS

step 2) Comp it out. I try to stick to 60% ARV. Too low? Too high? Ex: if it comps at $200k, listed at $179, I'll offer $120-130k

Step 3) Call the listing agent.  I'm trying to establish some rapport with agents while also finding more about the property and sellers.

(sidenote:  i can't believe how much agents are listing these trashed or severely outdated homes for...but i guess they sell??)

Step 4) Send the offer.

Results:  nada.  The agents don't even return my email or text me to say the seller rejected it.  No counter, no nothing.  I've sent about 10 offers to date.  What can I do better?

@Patrick M Nichols - thanks for the article.  it definitely sounds like it could get messy.  I'm curious if anyone has purchased via this avenue recently.

Has anyone purchased (or wholesaled) property via asset forfeiture?  I'm curious to the process if simply intend to wholesale.

Hi Nick - i grew up in Tulsa but haven't lived there for 20+yrs.  Looking at investing back home a bit.  I currently wholesale here in AZ.  Can you share more details about this property?
