Hi @Renee Harris Thanks for your comment. I am certainly willing to speak with her to discuss her interest.

@Shiva Bhaskar Thanks for your response and your suggestions. I am willing to pay the higher fee to not have to handle the day-to-day. I will try out your first suggestion and am also open to reaching out to the company based in northeast LA if you are willing to share their info.

Hello BP Community!

I own a recently renovated duplex in the DTLA/Westlake area and I have been searching for a local property management company with experience in lower-income, multi-unit zoned neighborhoods. I self-managed for a year but am now unable to due to circumstances. I am looking for a service that markets, leases and fills vacancies but also ensure that unit is well mainted. They would also need to deal with tenant requests. I have searched high and low for services (Doorstead, Craigslist) but it seems no one is offering that level of service, or if they do I don't trust they can deliver considering my specific needs (experience with potential section 8 type community) in an increasingly gentrifying part of town. Does anyone have any suggestions for the LA area or ways they went about securing a property manager that offers full white-glove service?

Thanks for the help.

@Maison Hickman Thanks for the feedback. I just updated my CL ad with my number. The other ads did have the number. Hopefully, this helps me get more people in the pipeline.

Hi All,

I recently purchased a duplex, and I've been trying to get it rented for the better part of two and a half months. It's a small 2BR/2BA, about 820 square feet, just outside DTLA, walking distance to Echo Park. I have had tons of interest and two applications that I had to reject (applicant had no form of income and signed with a guarantor, and other applicants' income was too low/had two cars). The unit is unique and was recently gutted and completely renovated. All new appliances, side yard. It's a very nice apartment, BUT because of the structure, the unit does not have parking, which has been a major deterrent for people. Street parking is hard though there is a private parking lot 3 blocks away. Plus, It is located in a more congested neighborhood in LA, so there is a lot more trash.

I am already offering the unit below the market rate. I rented out the smaller upper unit for $2400, so I can't come down from the already low $2550-$2600 I am asking for the lower unit. I have marketed the unit everywhere (CL, Facebook, Zillow, Avail, even considered Bungalow, etc.) and have opened it up to Section 8 tenants (I haven't gotten much traction going this route).

Any tips on what I should do? Any good ways to reach my target demographic: people who use public transportation.

All feedback is appreciated. Thank you very much for any help or advice!
