@Account Closed Thank you for your input, but I'm not sure that I completely understand what you're trying to say. I'm looking to connect with other investors that I otherwise would not meet and to find deals and properties through the Bigger Pockets platform.

I have a Seller who's held onto a property that he bought a tax deed interest in Georgia in 2012. He wants to sell it to our team but we don't normally purchase quitclaim deeds. We're waiting on a Tax Deed Attorney referral from our Closing Attorney but does anyone know the process for quieting title on a property like this? Are there any statutes or laws that make owning it for 6 years make the process easier? What's the best way for us to protect ourselves as investors, we can't get title insurance with a Quitclaim deed right? Also, is it possible for us to have him convey the deed as a limited warranty instead of a Quitclaim, without starting the quiet title process? Thanks
