You first need to familiarize yourself with the demographics of the area you are buying in, average house sizes, average sales price, median household income etc. This will help you determine what type of houses and what price range will be the best deals for your area. I would suggest starting in an area you know well, like the town you live in. I would also suggest going to local REIA meetings and meeting other investors. If you plan to wholesale you are going to need a buyers list. If you are going to rehab you will need good contractors and possibly lenders. If you are going to buy and hold, meeting other landlord investors will help you understand what you are getting into. You must have an exit strategy BEFORE you buy.

Is anybody here familiar with Chester county, PA website? I have logged on to chescopin, where I have been told I could find recent porbates. I have had no success locating them. At least nothing up to date.
