@Matt Maurice I am going to need a new furnace!  Can you recommend anyone under $2000?   Thank you!

Just wondering what people use for deadbolts, doorlocks, etc..  Any products offer efficient turnover?  I am leaning towards Kwikset Smartkey?  Any advice?

A Japanese woman wants to buy SF for cash.   How does she gain ownership?  Easy process?  Complicated?  Thanks.

Wow, Dawn!!!  Listened to some of your podcasts/videos!  Great stuff!  I have been trying to find out if separating water would be expensive.  Can't really find the answer.  On your single families, do you pay water or tenants?  Water in your name or tenants?

Has anyone separated water to individual units in the Milwaukee area?  If so, expensive to do?  Thanks!

Heard Wells Fargo and Bank of America offer deposit only cards.  Went to both banks, nobody knew what I was talking about.  Heard Chase did offer, but discontinued.  Went into Chase, they said "sure, we do that!"  Chase requires business account, cards are free.   Cards would have (tenant) name on card, can be used to deposit money, check, money order.  Anyone doing this?  Suggestions?  Comments?

Thanks Everyone for all the info! Since this the first LLC I've ever created, I decided to start in Michigan. I agree there is no point in paying twice. Once issue I have though, is with the Registered Agent and Office. I'm lucky that I have family, where paperwork can be sent. If a person creating an LLC out of state does not have family/friends in state to receive paperwork related to the LLC, they will have to hire a Registered Agent for $100-$300. Just something to think about. Lastly, I was unfamiliar with all the terms and how to fill the form out. I've attached a Youtube video Michigan LLC - Formation Documents that goes step-by-step through filling out the paperwork.  It was a great help.

I live in Illinois. Buying 1st rental property in Michigan. What is easier, setting up LLC in Illinois or Michigan? I have no accountant or attorney. Any advice? Thank you!
