Thank you for the responses that was helpful information. I just wanted to be sure because like you said Ryan people will sometimes either lie or not have all the correct information and i've seen people go under contract and end up having a great deal turn into a horrible one real quick because of issues the owner was unaware of. Ill see if I can access the info myself.

I am looking into putting a home under contract and i needed some help on research. The owner is asking 15k for a home that has severe termite damage and needs a lot of work. I researched repair costs and received a quote from a GC for 16k to fix up the place and talked him down to 12k. My issue with the property is that I have heard stories about wholesalers not covering their end and taking the owners word that he doesnt owe anything in taxes and violations and once its under contract it turns out that they do. I was wondering how I could just double check that a property doesnt have any backed taxes or violations on it?

Dev thanks for your insight. I like the way you layed it out for me. I was curious to get your opinion on best marketing strategies on a limited budget. Im not exactly in a position to do any direct mailers because of the cost and I know driving for dollars is a great way to find properties without putting much money into it but is there anything else you would recommend?

Hello Everyone! I am new to the real estate wholesaling business and am very excited to have joined the BP community. I have been following along and reading as many posts as I can to learn before I jumped into it. I have been studying real estate investing actively for about four months now and I'm ready to take it to the next level. As i said earlier I am aspiring to be in the field of wholesaling properties and I wanted some insight on the best place to start as far as targeting properties. I know this would vary based on a buyers list but i was curious to hear some opinions on where some of you thought a good starting point would be as far as price, condition of the home, and areas to target based on average household income. I am working on a tight budget and am very open to any suggestions. Thanks!

I am new to wholesaling real estate and I just started some marketing and I came accross a property that is a probate. I was wondering how the process goes for assigning the property and if it is any different then just buying from a regular home owner.
