Hi Fellow BP members,

I am a new investor and started renting for first time after purchase of my Duplex. I have a property manager. So one of the tenants saw property and we received one month security deposit to hold the unit (way back in mid Feb) and he was supposed to move on March 1st. He still hasn’t moved in because of some medical issues (as per him) and hospital admission  etc etc and saying will move March 15th now. My question is ,Does the lease start March 15th and I get only half months rent for March or I should get full months rent since that was the agreed upon date. Also if he just postpones again, Can I keep or reduce the deposit money for rental loss? 
My property manager is saying I have to return full deposit if I decide not to have this tenant (was supposed to move in March 1st, still haven’t moved in with first month rent ) or lease starts when he moves in. That does not seem right or fair. Not sure if that is true or she is just being indifferent to my business. And I have blocked or kept this unit because of security deposit since middle of Feb. Please advise, I want to start on the right foot.

Hello Mohammed and thank you for your reply. Do you have an LLC set up or can you refer me a good CPA/ attorney you use? Thanks much and will try to attend one of your meet ups for a chat sometimes ! I live in the neighborhood.

Hi all,

I can’t believe I made my first post in September on BP and now closing on 2 properties out of state!!! Excited about the fun journey of Real estate investing!!

I have a question regarding asset protection and tax benefits. Should I do S corp or LLC to run my real estate investing business? I want to have personal asset protection as well as the maximum tax benefits. Kindly advise. Thanks 🙏!

Hi all, 

Excited to write my first post..aspiring small and mighty real estate investor ..hoping for many to follow!! 

I live in New York City so real estate is expensive and hard to scale here. I have a primary home in NYC, (can get up to 200k HELOC at least) and looking to start my rental portfolio out of state. I have access to 100k in cash for deployment with excellent credit. Can save like $4000 a month from my job. I want to have cash flow (not depend wholly on appreciation with crossed fingers) and have a good and safe start so that I can start building my portfolio efficiently . I want to use my capital and leverage judiciously to help make the most of it for longer runway.
Just finished reading “Remote real estate investing “ by David Greene !!

Any suggestions on which market to start with..some places I am thinking of are

-Dallas- Texas ,Orlando, Jacksonville, Tampa -Florida,Las Vegas (all fancy names? Maybe there are less fancy and  better opportunities..let me know 😅

Thinking of starting with simple cash flow rentals and then maybe vacation rentals or short term rentals after I am more confident and feel settled in real estate investing.
