I have a friend who plans to walk away from his house and I want to buy it. He said it would be better to wait for it to go to auction. Is he right? Doesn’t it have to go through foreclosure first?

I’m thinking about taking out a home equity loan to have the cash on hand for the purchase. Thoughts?

Our house is paid for, and we are trying to figure out the best way to buy our first investment property. We want to have a small amount or no "skin" in the game if possible. We are thinking of two ways to make our first purchase: 1. Use my VA benefits to buy a SFR (but preferably a duplex to live in one side and have the tenants pay the loan back and satisfy the live in requirement of the VA) with no money down, or 2. Take equity out of the primary residence to pay for down payment and closing on the rental. Which is the best option? Is there another that we are missing? Thanks in advance for your assistance?

Do real estate companies avoid listing fixer uppers on their apps? It seems hard to find one. Should I just drive around looking for them?

Anybody out there successfully buying or have bought real estate in the Yuma area? Homes here tend to be on the expensive side (200K and up) here. I want to try he BRRRR method.

I want to thank you all for your information. I didn't know north city was so bad. I will look in other parts of the city instead.

And, as to Mike's point, I drove through one of the neighborhoods during the day and felt uncomfortable.

I’ve been looking at rental property in St. Louis and noticed that there are a lot of properties under 50K. Can anyone tell me what happened to the economy ? Why are there sooooo many empty houses in the city’s poverty stricken areas. Is it a good decision to continue to looking for investment opportunities or pick another area?
