Whatsup Dock, dad jokes aside there used to be a meetup but when jack and josh stopped organizing it kinda dissolved a year ago. A few of us have meant to start a new one but haven't had the time, I have no doubt Greenberg Would still be happy to host, if you want to organize something hit up Marilee Moen she's an agent with Greenberg who helped organize the old one.

Hey have you thought about self managing the property? It would save you the property management fees. We manage our own properties at the company I'm with and could probably manage yours although I'd have to check with our team. Dm me if you have any questions.

Hey so i've got a question that I'll try to make short. I turn 18 in 46 days and I'll have 15k cash and 10k in motorcycles that I'll probably sell. My long term goal is to become a full time value add investor. Buy a house hack then start flipping and keep progressing on the journey. I want to get a new job when I turn 18 that synergizes with real estate, Specifically with what I want to do within REI. I have considered becoming a property manager, real estate agent, or what ive been heavily considering is just doing construction and gaining the knowledge and skill to be a GC. I know a couple successful wholesalers and have thought about giving it a shot but it has always seemed a little sketchy to me. If you were in my position how would you start in this industry? I've been feeling a little lost lately, any advice or suggestions would be deeply appreciated.

@Dan Vleck I think my cousin would stay but I mostly want the equity so I could take out helocs or just sell it, but if my cousin does move I dont want a hole burning in my pocket. Is there a market for 3 bed 1 bath rentals in fertile? I have a small amount of familiarity as I used to go there for the fair every summer. I can’t find anything as far as rentals go online!

Hey my great grandmother passed away 6 months ago or so and her house a SFR in Fertile Minnesota has been inherited by her 5 living children. I am considering it as an investment property because I know I could probobly get a significant discount as a family member. A cousin of mine lives there for free at the moment and due to some family drama I am not involved in, the house has not been sold or listed on the MLS wich was their origional intent. Keeping the property in the family would be good and I assume welcomed. If anyone has any familiarity with Fertile, MN and the surrounding area lets talk about the market!!!

Hey i've been offered some free mobile homes from a couple of investors who bought a 30 lot park, in a town of about 1800 people. It has a small college and from the people ive talked to rents are seasonal and units can sit vacant for long periods of time. I could get these things fixed up to livable condition and the plan would be to rent them out at 700, 300 dollar lot rent included tenant paying utilities. Or work out an owner financing deal but I dont think we'd get too much. 2 beds in this town are going for about 500 bucks. I can negotiate a decent time period where we have no lot rent but I think the max would probably be about 6 months. I dont have a super specific question but what do you guys think about this opportunity? Any advice?

Okay good to know I haven’t done a lot of thorough research into the crookston market, my concerns were primarily related to vacancy. So are the houses that are priced cheap just too old and dilapidated to rehab and make a profit? Are there a lot of renters in the area? I have family that lives in a mobile home park there and from the time I’ve spent in crookston I had assumed that there are a lot of lower income residents. What commercial properties did you find interesting? I saw the old high school that was converted to an 11 plex on loop net.

The plan as it is currently constructed is to do a house hack in Grand Forks, preferably multi family for that deal 3-4 units. I am interested in the rent by room strategy but have concerns about vacancy if I were to take that route. Then look for good deals that need light cosmetic work either in town or in the surrounding areas. Wether they are SFR's or multi family doesn't matter a lot to me as long as the numbers work.

Yes I am interested in all opportunities in the area. I’m not buying until late summer when I have a good cash cushion but I’m going to be on the hunt for cheaper properties that cashflow well. Are you from Grand Forks?

Hey does anybody here have experience or interest investing in Crookston Minnesota? I’m from Grand Forks but am interested in more affordable markets. I’d love to talk about the area!
