Thank you both for your comments. @Edwin Epperson, your thoughts are very helpful and sparked a great conversation with my partner. We are taking a long-term loan for the house, likely in just her name. We both have excellent credit, but things are moving so slowly at the lenders, we didn't want to add delay by adding me to it. We plan to hang on to the property and rent it for a few years as the area improves, then either upgrade it or sell it.

Hello! We have an offer in on our first investment, yay! I have had a design consulting business before, but never in real estate and never with a partner. What's the best way to structure our business so it's equitable? Is just one person on the loan or both? On the LLC?

Any advice is greatly appreciated, thank you!

@Major Thanks, I will at Old Louisville, and I am enamored with the shotgun style houses in Germantown and on Irish Hill. I have a friend doing projects in Portland.

Hi, my name is Trysh. I moved to Louisville, KY from Chicago, IL about a year ago. We really like it here, and I am interested in renovating and selling homes as an active income strategy. 

My background is in art and design, and I have enjoyed overseeing major renovation projects at each of our primary residences. I love homes with history and architectural detail and Louisville seem to have an unending supply of these. Being new to the area, I am not sure which are the wisest areas to pursue, so I welcome thoughts on the best areas to invest, or more broadly frameworks about how to think about a good deal.

I am also interested in advice on the basics of setting up an ideal REI business practice. I have heard that I should create a trust to protect family assets, and that there are serious implications based on which corp structure I choose. Any advice on reducing exposure and risk would be helpful.
