Yes, based on the feedback I received I have determined it probably is a scam and have refrained from trying to contact Albert Carmoney.  I'm now searching for hard money lenders.  I have one possibility but the cost are unbelievable!  I may end up wholesaling this property and letting someone else do the work.  I have the vision for it but unfortunately not the cash at this time.

I have a deal and I have decent credit but have only lived in this community for less than 2 years.  I met with a financial planner last week to see if he might have any ideas/clients.  Have not heard back as yet.

Except that Carmoney is a legit last name.  I actually found an Albert Carmoney profile on line!

I have checked in with a few hard money lenders and am finding that they typically want $15,000 -20,000 down which I do not have.  They want 'skin in the game - which I get but unfortunately I don't have.

Actually there are no groups -I've been looking.  I even asked the seasoned Realtor/Investor who's teaching the Real Estate Training which I'm now taking and he is not aware of any groups in the area.  It appears the closest thing is St. Paul, Mn which is quite a drive for me!

Well I've talked with a financial planner in my area which hasn't netted anything.  I'm not willing to pay Gold Pockets for their list of 'lenders', what other options are there?

Wondering if anyone out there has ever heard of Albert Carmoney Jr?  This is how he responded to the ad I ran looking for an investor partner.

Hello Investor,

My name is Mr. Albert Carmoney Jr . I'm a private Local Lender. I can fund you with the requested amount at 6% interest rate for a maximum time duration of 20 years. Funding occurs within 2-3 working days after documentation is completed.

Minimum Financing: $20,000.00 USD

Maximum Financing: $34,000,000.00 USD

I've scoured the internet and cannot find anything on him.  There is a linkedin profile but says nothing about investment or lending!
