I rely on using my agent and the MLS. I find in this market the exposure of the MLS is paramount. Most buyers out there are unsure, and afraid to buy and feel that they need an agent to help them through the process.

I did o.k on the one in Round Rock back in July. The other one has been sitting a while, but it is giving me a roof over my head. I suppose I am looking for easy rehabs "carpet and paint" but I have been involved in some pretty major projects in the past and am not opposed to those types of properties.

I have been visiting the sight and working on my profile for a while now. I am a seasoned investor (still learning though) currently in the Austin, Texas. I came here last February to get away from the North Idaho weather. The trip has been a little extended. The majority of my investing career has been in North Idaho and I still own some properties there. Fortunately real estate is everywhere and I have been able to do a couple of rehab projects here. I am looking to network, further my knowledge, and perhaps find some business opportunities here.

I am new to this forum but not to REI. Here are my 2009 goals.

1. Buy properties that actually cash flow. Looking at 4-6 quadroplexes, or perhaps a small apartment buildings, with a average net of 1k per property.

2. My goal is 5K a month of cash flow.

3. Sell the six properties that we own that do not cash flow.

4. Buy at least one GO zone property to take advantage of the tax benefits.
