Exactly.....

I'm thinking landlords will be plenty upset when they're filing the eviction and also maybe ready to sell when the eviction is over and they're realizing they have to go through tenant screening and do it all over again.

Hello!

I'm developing a direct marketing campaign targeted at eviction filings in the El Paso area. My understanding is that the eviction process takes about 4 to 6 weeks once its filed and I'll be getting the leads the same week they're filed. 

My plan so far is to lead off with a yellow letter and I wanted to see if I could get some feedback on the wording. After that, I was thinking about a postcard 4-5 weeks in.....basically right around the time the eviction proceedings should be drawing to a close but hopefully before another tenant is placed. I guess I was planning on doing another postcard about 3 months in, just for one last touch. 

Anyway, here's the yellow letter wording:

Dear Mr. Owner

My Name is Mr. Investor and I want to buy your property at 123 Main St.

As-is, any condition, no repairs needed.

No more tenant problems, evictions, or STRESS!

Please call

Thank you!

Mr. Investor

What do you guys think? I wasn't going to put anything in there about a cash purchase or quick close because I don't expect these landlords to be in a financial pinch where they need quick cash, more that they'll just be tired of landlording and hopefully ready to unload a damaged property at a discount. 

Any thoughts about the timing between yellow letter, 1st postcard, and then 2nd postcard? should I send another postcard after 6 months? The list will only be like maybe 30-40 per week, so not a huge list. Any other ideas about strategy?

Hi everyone!

 Newbie investor here, like so many of us. Looking to learn and network, like minded individuals, yada yada yada. 

I'm focusing in the El Paso area but may be expanding to Austin and San Antonio in a few years. We'll see, depends on what the family decides to do. 

Flips, BRRR, 3/2/2 - 4/2/2 type properties, nothing fancy. I'm also trying to get a direct mail campaign kick off.

Can't wait to dive in here at BP!
