I'm developing a direct marketing campaign targeted at eviction filings in the El Paso area. My understanding is that the eviction process takes about 4 to 6 weeks once its filed and I'll be getting the leads the same week they're filed.
My plan so far is to lead off with a yellow letter and I wanted to see if I could get some feedback on the wording. After that, I was thinking about a postcard 4-5 weeks in.....basically right around the time the eviction proceedings should be drawing to a close but hopefully before another tenant is placed. I guess I was planning on doing another postcard about 3 months in, just for one last touch.
Anyway, here's the yellow letter wording:
Dear Mr. Owner
My Name is Mr. Investor and I want to buy your property at 123 Main St.
As-is, any condition, no repairs needed.
No more tenant problems, evictions, or STRESS!
Please call
Thank you!

What do you guys think? I wasn't going to put anything in there about a cash purchase or quick close because I don't expect these landlords to be in a financial pinch where they need quick cash, more that they'll just be tired of landlording and hopefully ready to unload a damaged property at a discount.
Any thoughts about the timing between yellow letter, 1st postcard, and then 2nd postcard? should I send another postcard after 6 months? The list will only be like maybe 30-40 per week, so not a huge list. Any other ideas about strategy?
