Ok guys, anyone have any recommendations for books or strategies to self manage multifamily (20+ units) from a distance? Specifically managing turnover and leasing. I’ve always used property managers, but im considering self managing a very specific property and could use some insight! Thanks

So I bought two condos last month.  Mostly out of necessity due to some family housing needs. No, my wife isn't leaving me, although I still don't understand why :)

Anyway, it reminded me that there are some real advantages to owning condos and townhouses. For example

Significantly lower insurance premiums. Limited cap ex.  More consistent rental pool due to amenities like pools, clubhouse, walking trails, etc. Ease of ownership / fewer MAJOR issues. 

Anyway, I know all the downsides, and I don't expect these to cashflow or appreciate as well as my multifamily, but it's an asset class that is back on my radar.  I'd love to hear everyone's thoughts on condos!

Hey BP!

We need our voices to be heard.  Our president has suggested that 1031 exchanges are limited to a a max 500k tax deferral.  I was just on the IPX website, and they make it super easy to send a letter to your state senators.  Here's the link:

Joe, I've used IPX 1031 before, and they did a nice job.  In a 1031 you have to buy a property of equal or greater value.

Remember, many investors have never been through a bear market.  True, if everything goes well, pulling equity out of your house is a great idea....until it's not.  Make sure your job is stable and you can weather 6-12 months of no income from your rental properties.  Many will disagree, but I like to always keep 40% equity in my primary residence.

FYI, I believe there are some privately held REITs out there that may qualify and allow you to 1031.  You certainly want to do some due diligence, but that might be another option.

I'm somewhat familiar with the St Petersburg area, however I really am open to new suggestions if a better rental market available.

I'm considering two new markets.  Has anyone worked with a realtor in the markets mentioned above.  I'd like to know that the person I work with understands the investment market and has a track record of providing investors with quality info/opportunities.  Thanks in advance!
