thank you so I shouldn't be worried about anything. Is there something I should watch out for?

I have recently made a call to an real estate company that is looking for people to train and sell homes for them. I did one interview and the owner was telling me that he will help me get my license and guide me on selling homes along with mentoring. he told me that for every home I sell I will get a 3% commission. Is this normal? Am I getting scammed for licensing fees?

Also he said I had to be part of the local housing association.  Please any feedback would be much appreciated. Thank you for your time.

I have recently come to a conclusion that when showing houses in bad neighborhoods there is always a chance that some may take advantage of you, like a mugging. Is there anyway to prevent this from happening? Should I carry some type of protection like pepper spray or even a gun? I may have potential situations as this. Any ideas?

Well I'm interested in buy and hold multi family properties that may cash flow through m, forced appreciation , value add, or creative financing.

I have been driving around and noticing the they are a lot more for rent and for sale signs yet I see more apartments being built in the same area ( downtown area). How would I determine if my market or sub market is viable? Thanks for your time.

How should I go about finding a good property manager in my area, Fresno, that can help to optimize cash flow, appreciation, and to better my community? Do I need to talk to local owners who have successful establishments, like multi family?
