Hi BP, I am a Real Estate Investor in St. Louis, MO.
How do I "legally" attract Private Lenders and raise private money outside of friends and family for single family Fix n Flips and commercial multifamily BRRRs?


I specifically need to raise money for down payment and buying costs, property improvement and repair cost, financing cost, and holding and selling costs.

I am in the process of buying a four family unit in the 3800 block of Nebraska in the Dutchtown neighborhood on the south side of St. Louis city in Missouri. 

The unit is in Housing Conservation District Number 17

The property has been looted and visited by unwelcomed visitors, encroachers and trespassers.

I want to re-develop this four family unit into two fine town homes.

What should be included in a buildrs risk policy and what company should I get the policy from?

What security measures should I deploy during renovation upto listing and final closing sale?
