Good point @Bryan O., was thinking demo only because I was considering paying for outside of insurance.Unfortunately for me @Daryl Luc the property is not vacant and is on an urban side street. The garage is in the alley behind it, no one actually knows who or when the damage occurred. Will definitely become informed about the state laws here in Ohio.

Dear BP Members,

A couple weeks ago, the non-attached garage my rental property was damaged. The garage appears to have been run into by a vehicle that knocked the wood framing off of the slab causing it to lean and making it unsafe to use. I had a known contractor inspect the garage and it was their suggestion to demo the garage for $3,500-4,000. I have a copy of the police report citing the damage and the suspect being unknown. I have talked to my insurance company and am unsure if I should make a claim for the demo or pay out of pocket. If anyone has an advice on the best way to proceed, it would be greatly appreciated.

@Grant Rothenburger sorry for the confusion. I have noticed several 4 unit condo buildings listed on the MLS that are identical to 5 to 10 neighboring buildings. They all appear to be apart of the same HOA. Are there any suggestions or resources "in general" to consider when looking at properties like this. I hope this is more clear.

Hi BP members, what are your thoughts on 4-8 plex (1-2 Units) condos / apartments that are apart of a larger association (10 units)? I came across a couple in an area that I was already looking to buy. Understandably your rent and competition is at the mercy on how well the other owners take care of the interior of their complexes. 

I am hoping to get everyones take on this, since I couldn't find a previous post specifically on this topic.

Thank you all for your great suggestions and advice! I have already implemented most of the suggestions and really found it helpful in creating a game plan for the property. The property is a single family home with 6 bed rooms on a residential street. 

Ha, Ryan I wish I was a Heisman Trophy winner, but I'm not. My name is actually Kevin, Troy Smith was on my email account I used to use to sell a lot of OSU football tickets from, everyone will pay extra in hopes of meeting Troy Smith and all were let down. Eric, thank you for your input, its definitely helps with the stress.  With this being the first time trying to rent, I have been told that there tends a March - April late rush (albeit smaller) for housing and then it quickly subsides. I'll keep posting on CL. Thank you!

Hi BP members, I have a 6 bd room college rental in Columbus, OH that has still not rented for the 18-19 school year. This is my first time trying to rent a property and first rental property. At this time I have posted the property for several months on CL, the college website and FB, but have had very few calls. This property has been a long time rental for students and all the current students are graduating. Looking online, it seems like all the local agents have their properties already leased for the 18-19 year.  I have tried various postings, decreased rent and unsure what else I could be doing? If anyone has suggestions, it would be greatly appreciated. Thank you!

Hi, BP members. I needed some basic work done on a rental property in Columbus, OH and was hoping someone could recommend a good handy man. I am may also have a bigger project, so establishing a report with a contractor would be great. Thank you in advance!
