@Troy Smith Are you wanting to do it actively or passively?

I don’t plan to hire a property manager, so actively I guess. I’ll spend as much time as I need to make things work

Hi Troy, I recommend starting with a turnkey cash flow rental. It’s the simplest way to get a feel of what it is like to be a landlord without going through the hassle of managing rehab projects. I started purchasing a small multifamily in Columbus, Ohio 2 years ago. The cost of entry is low while the cash flow is high. I also invest in Cleveland and Dayton. Let me know if you are considering these market, I can send you a list of contacts in Ohio to help you build your team. Let me know how I can help you.

This is right here. Find something that cashflows. Buy real estate and wait, don't wait to buy real estate. I 2nd that Dayton, Market suggestion. Lots of cashflow out here. Lower appreciation.

Sounds good! Thanks for the advice

Best of luck Troy! If you aren't already, listening to the Bigger Pockets podcast will give you some of the best advice out there, outside of speaking with experienced investors directly. Be sure to have a written business plan and run your comps through a reliable software program before placing an offer on a property to make sure the numbers match your goal for the investment.

Hi Trent. Thanks for all of the advice. Very helpful!

What do you guys feel is the best way to analyze a potential property as far as estimated rent and cash flow?
