Hi BP Community, 

Does anyone have a recommendation for a water sub-metering company in Columbus, OH? I have a duplex and looking for a company to read and bill the tenant's water usage on a monthly or quarterly basis. Any advice would be much appreciated!

@Matt M. Do your holding costs then come out of your own pocket throughout the duration of your deals?

I am currently exploring different ways to finance a fix and flip for a SFR. My current plan would be to fund part of the deal with my personal money and the other part of the deal with a portfolio lender. Does anyone have any suggestions as far as what money I should use where (i.e use my personal money to finance the rehab and use the lender to finance the purchase of the property)? Additionally, where does the financing of the holding costs fall into this equation? Could that be covered through lender financing as well? Ideally, I would like 100% of the deal to be financed through a combination of personal funds and a portfolio lender's financing.

@Aimee Sowards-Mounts and @John Horner I am looking to fix and flip. While I did mention I am seeking REO's or Short Sales, I am not seeking those deals exclusively. I am open to any discounted property at the right price. I really appreciate all the input and advice from everyone!

Hi Joan, 

As I am still in the 'education' phase of my real estate investing venture, I'm trying to research my local area in order to find the best areas to invest. I am looking for single-family home REOs and short sales no more than $100,000, ideally around Bexley and Gahanna. 

Within those areas I am trying to determine what homes are selling. For example, are three bedroom/two bathroom single-family homes selling better two bedroom/one bathroom single-family homes in Gahanna/Bexley? I have picked Bexley and Gahanna because those are the areas I'm most familiar with in Columbus, although I am open to other areas around Columbus if they have better deals. 

I am also looking for areas around Columbus which are growing fastest, with regards to population and employment.

Hi Jeremy!

Thank you for reaching out! I appreciate the bit of information regarding flips which are easy and flips which are not. One of my biggest fears, when starting to invest, is having an issue exactly as the one you described above (hidden problems that could kill a deal). Did you end up listening to the contractor and tear down/start fresh or did you find another solution to the problem?

Does anyone in the Columbus, OH market know what kinds of houses are selling (i.e. number of bedrooms, number of bathrooms, etc.) and what areas are currently doing well (i.e. Gahanna, Bexley, Dublin, etc.)? If not, could you point me in the right direction as to where I can obtain some of this information? Any feedback would be much appreciated!

Hi Everyone! 

I am a recent college graduate, currently working as an engineer for a construction management company in the Columbus, OH area. Real estate has been an interest of mine for a while. Now that I am getting into a better financial situation, I would really like to start taking the steps to becoming an active investor. Initially, I want to start out flipping houses alongside working my full-time job. I am currently working my way through J Scott's "The Book on Flipping Houses." It's a great read with a wealth of information about flipping houses! I'm very excited to dive into this new venture and look forward to interacting with everyone on BP!
