I recently purchased a home built in 1960. The panel is updated, but the wiring in the house doesn't have ground wire going to most of the house.

What is the average price to rewire a home.  3 bed, 1.5 bath ranch, 1100 sq ft.  The basement is unfinished so you can get into the upstairs from the basement.

How old is the roof?

Domenic- the previous owner didn't know and she owned the house since 2003.

I have talked with my insurance agent and if there is a problem & because of the age, insurance will only pay for half of the roof.  I'm okay with that if I can get half of it paid.

I appreciate all of the advice from everyone!

Thanks everyone for the sound advice.  I believe I'm going to wait and set aside the funds for replacement in a few years.  I talked to my insurance agent and they are covering the roof.

@Jacob Sampson- I'm my area hail storms are common.  Fingers crossed that we get one and I can get it replaced with insurance.  :)

Newbie here! I have my first investment property under contract and have a list of items I will be working on upgrading before renting it out. The roof currently has two layers and IS NOT leaking but does show significant age.  Would you replace the roof now, or wait it out?

I have a couple of bids and it would cost me $5800 to replace.

A KC real estate agent I trust recommended the Career Education Systems in KC:

I plan on taking the courses as well to get licensed before I start my first flip.

Good luck.
