Hi Denny,

I'll give you my opinion as I am in a similar boat (SFR in Bothell). I think relying on appreciation is sketchy. It is possible to speculate that the Seattle area will continue up due to the in flux of high paying tech jobs, low inventory, and foreign investors that see Seattle as a cheaper alternative to other high flying markets. Personally, I think these trends will continue for a little bit, but without a stable portfolio to fall back on, I won't be relying on appreciation in the near future. My choice would be to go after cash flow and limit my downside risk, but this is coming from an expectant father so maybe I am playing it too safe! Interested in other thoughts!

Thanks everyone for the welcome, I appreciate it.

@Ryland Taniguchi yes that is a great strategy, and since current indications (general economic concerns on top of real estate trends) tend to point towards a cycle peak, I am being cautious as a first time investor... Trying not to let the feeling of being "left behind" get me in to trouble. With that said, you can't find something if you're not looking. Eventually I think I will buy and hold till the end of time as the more I learn, the more I realize I don't know and trust myself to time trends. But who knows, things change.

Hi all,

After months of research I am finally comfortable enough to start taking my first actionable steps as a real estate investor! I currently see buy and hold properties as my main ticket to financial freedom, but am open to learning about new opportunities. I am specifically interested in single and multi-families in Yakima, WA, and possibly some live-in flip type deals in the greater Seattle area.

I am fortunate enough to love my day job, but see it as a great vehicle for building a real estate portfolio that allows my wife and I the joys and freedoms of financial independence. I look forward to meeting the community and diving in!
