I'd count all responses.  The ones that no longer own the houses will let you know the quality of your list.  While I would count all responses, I'd especially track my appointments to close to deals where you actually make money.  You'll have to give it some time though.  The magic happens for us after several mailers.  I still can't believe how long some people hold on to them.  Got a email last week from a homeowner we mailed to in April 2017.

Have you tried using the deal analyzer tools on BP?  I'd go with the current rent for my numbers though.  If you think they're low that would just be a plus.

Doesn't sound like a good situation for the one that qualifies.  Sounds like she'll end up paying the rent.  Are you allowed in your state to make each liable for the full amount?  Personally I wouldn't want to set anyone up, but then again I don't manage any of my properties.
