I do have to be honest, I've ready close to 10 REI books. I do feel like I've got a good foundation but I'm really at the point of having to take the next step. I'm very interested in pre-foreclosure SFH properties and I've got a close family friend who has MLS access.

I appreciate the resources though. I'm always (almost to a fault) reading and in the books/articles/blogs.

So I need a bit of help.

I'm getting bogged down by paralysis analysis. I'm in the process of moving into my first home and it's rightfully been a time and energy consumer. It's been great as I couldn't be happier with the new house and it allows us to continue to live within (and mostly below) our means.

My next priority is to set my sights on SFH properties to buy and hold for rental income. My question to the BP community is what's the (best) first step. I want to 80/20 my time and energy and put high value activities first. Admittedly, I'm putting myself in a bit of a trap as it's easier to do nothing and evaluate potential opportunities (and actions) then to actual get something done. So what to do? What's the FIRST step?

Your recommendations are appreciated!

Hi Fellow BPers!

I'm relatively new to the Central Florida area (in rural Polk County). Previously resided in KC MO and decided to move back to the Southeast to be closer to friends and family.

I just bought my first home as an owner/occupant in Lake Alfred, FL. I make the commute to Downtown Orlando to work as a Digital Project Manager (not a great commute - Disney traffic AND Downtown traffic).

I'm extremely interested in diving headlong into REI as I've blasted through about 8 books on different types and approaches to REI. I'm still working to drill down my niche (and strategy) to see what will work for my situation and goals. Presently, I'm leaning towards wholesaling as I do have some resources readily available that (will) make this option more viable.

I think BP will be a godsend of me as I'm an information junkie and I'm going to love bouncing ideas off members. I'm excited to get more actionable info (and actually acting). Admittedly, I'm working through paralysis analysis.
