I'm considering giving a tenet the opportunity to buy one of my older cheeper houses on land contract. Looking for your thoughts on the pros and cons of doing this. They have been good tenets and i would like to give them the opportunity to become homeowners. Sample numbers would be $50,000 price with 10% down at 7% interest over 15 years. I would get a few hundred cash flow for the next 15 years with no property management payment, property tax payment, property insurance, maintenance or capital expense. It seems like a good exit strategy on some of my older cheaper properties.

Looks for thoughts and concerns on this sort of exit strategy.

I'm wanting to refinance my properties located in western Nebraska. 

I have six single family homes on one note.

A duplex on another note.

And a four and six plex that I recently paid off.

The reason for looking is that the previous vp of lending at the bank, had verbally agreed to set the loan up at 4.95% for five years amortized to fifteen years. And renew them with the same terms with a possible interest adjustment. Now the new loan officer I'm working with wants to adjust the rate at three years, then every year after that.

I want to grow my business and have a perfect credit and great equity and would like to refinance at max loan to value and max term to have some working capital to invest with.

Any recommendations would be greatly appreciated.
