Nothing is fool proof, but I have never known anyone to get caught this way....

Yes, I've "heard" of 1 or 2 people getting caught by showing up, but the pay as you go just adds another layer of protection. Its an insurance policy....as extra insurance switch the number every few months.

@Kevin Burton - The purpose of getting the pay as you go phone, is so that you are not leaving any digital footprint to get caught with. If you call back from your cell, you might as well put your cell number on the bandit sign.....

I think the neighborhood you may be referring to is "4x4" just south of Belair Edison.

@Frantzces Lys - Why don't you list it as a short sale? How much does she owe/what are her monthly payments.

Shawn, I have been buying and selling properties in Baltimore sine 2007 and have done deals in West Baltimore. It is hard to say anything w/o specifics if these deals are "good" or not.....there are many variables.

Most of the packages I see are picked over, or junk....most of the good stuff gets snatched up quickly, or broken off and listed on MLS for top dollar.

I would not recommend anything that leaves a footprint when doing bandit signs.

As someone who has been busted by the sign police I would highly recommend getting a pay as you go phone, and NOT using google voice for any bandit signs.

I haven't done bandit signs in a long time. Net10 had the lowest priced phones/options. Service was good too.

Both the above are correct.

However, if your repairs are correct, comps are correct, etc. You should be ok.

The biggest reason I see for deals falling apart is fudged comps and/or repairs.

The seller is asking $119k
