As others have said....this 'deal" is too skinny to accept this level of risk.  $400k purchase + $50k reno budget + $25k electrical repairs= $475k if you haven't missed anything.   And, you have missed some things.  We all do.  If you can't see your profit going in, you will never see it coming out.  In this business, you make your money when you buy.

Has anyone used the online auction system?  Does it allow live auction bids in real time?  Or, do you have to submit the highest bid by proxy?  Thanks.

Does anybody have any experience with this company? I responded to an ad and had a good conversation with a professional lady who seemed helpful and knowledgeable of things important to real estate investors. First impression was very good and the process, terms, etc seemed pretty good. I'm looking for a good funding source to do additional deals. Has anybody closed a loan or line of credit with his company? They have recently began advertising on here and other REI sites.

Has anybody had success buying from this website? I've bid on several, and been the high bidder several times but have never had an offer accepted. It seems they auction each property 4-5 times without a sale, then the property disappears and eventually ends up listed on MLS. The reserve prices are unrealistically high. I keep bidding thinking maybe this time I'll get a buy. But, it hasn't happened yet. Anybody else have any experience with this?
