Yes that is the property. We did have some plans for it before buying, I just wanted to see how they lined up with other peoples opinions.

When you say commercial rentals, what exactly are you talking about? Find a business, build them a building and lease it to them?

These roads are definitely the main roads for the area. Honestly I thought the numbers from DOT were low but i didnt go count cars lol. There is 28 of the 30 acres tillable and we are farming it ourselves. It is city sewer and water. I really appreciate you guys being so understanding, I am new to all of this. I am 23 and have only bought farm ground to farm before this venture. Interested to see where it goes.

The one road is 5030 annual average daily traffic. The other is 4413. It is within the town limit

Any info on how to get a traffic count on the roads? There's always car noise when we are there so it has traffic, just no idea how much.

We bought it with interest to develop it into something just wanted to get opinions from more experienced people. The day of closing we was offered 3/4 of the price we paid for all the ground for 10 acres of the farm ground. We definitely have thought about storage units. There is a mix of farm ground and development around the property

Hello, two of my brothers, my Dad and I just closed on a 30 acre corner lot that sits on two state routes. There is a small town a mile down the road as well as a pretty big factory.

So what we have is a restaurant that sits on the corner now that is old and showing its age along with a 1600 sq/ft house next to it that is in pretty decent shape. The rest of the ground (~28 acres) is farm ground currently.

Our plan so far is to continue to farm the tillable acres until we do something with it. We are also cleaning out the house to rent it out.

I am looking for suggestions on how we should continue with the rest of the acreage as well as the restaurant in the corner that is currently sitting idle.
