11++ CAP as managed short-term rental after all management costs!

7++ CAP as long-term
20 to 25% margin if developed or fixed and flipped

My partner and I are under contract for an amazing property and we're willing to consider wholesaling if someone offers by 5/6 with strong earnest money around 1.525M. The numbers are bomb, even at 1.6M!

(our strategy)
11 CAP++ as a fully-managed short-term rental with remodel cost and management costs already included (my partner specializes in this which is why we offered on this place)

(other strategies)
25% margin if developed to max potential on LR1 in the North QA / Interbay area. 3.6 to 4M exit

20% margin on fix & flip with a 2.3M ARV

7 CAP after remodel with remodel costs included in price

We can provide layout, photos (it has waterviews!), microfilm documentation on history and permits, comps, remodel estimates in detail, and financial analysis in detail to backup all claims above.

Hey Eric,

do you have any process on how you combine them?  I rely mostly upon comps and finding the best comps via sale data and quality estimates and combine with area appreciation stats.

Hey everyone,

My developer friend recommended I look into this community since I run a Real Estate Data Science business specializing in automated CMAs. I built an automated CMA tool for myself and I believe it's the best in the business, but I haven't played with every single automated CMA tool out there. Which CMA tools have you all used and what did you like / dislike about them?

I have a lot of confidence in mine because it's simple, understandable, and yet sophisticated. The key is I've built a deep-learning image analyzer that can grade property quality based upon photos alone to do a better job with a CMA, which I haven't seen any other tool do. Let me know which ones you love, if any.
