You can find good data about neighborhoods on neighborhood scout. They have stuff about crime, schools, general economics, etc.

It’s a big apartment 2 beds and it is one and half stories. Probably at least two space heaters. Tenant pays for electricity so hopefully they are okay with paying for it if they want to stay warm.

I have a tenant who just got Covid and is quarantining inside the apartment. They notified me that also the thermostat is broken and they aren't able to set it to a reasonable temperature, this is not good since as the landlord I need to keep the heat at a certain temperature (Right now in Maine temps are in single digits). But it doesn't make sense to send anybody in there to fix it if the tenant has covid. What should I do? I am thinking about getting a space heater and giving it to them to use, but this is only a temporary fix.

Great news Jerad! I personally use Avail, I heard about it on the podcasts through ads and decided to check it out, works really well. The customer service is on point and it has systems for reminders about rent collection and some other things. I would recommend having everything you need all set up and ready to go, I had some trouble because I was in the process of drafting a new lease with my attorney and I got ahead of myself.

Great question, though I am not a GC I do have experience being a sub and doing our own projects with my dad. I think the biggest thing is unrealistic expectations from the customer, we have learned that communicating upfront about the realities of remodeling especially older homes and how unexpected things that pop up need to be fixed can cause delays.

Yeah it's not the prettiest quadplex by any means, understanding overall construction and things to avoid in terms of the actual physical condition has been the biggest learning experience that I have had with this first deal. What is Z cracks, I haven't heard of that and what does that tell me about the foundation? Thanks

I would recommend talking to a mortgage broker or some lender to get an idea of what they can offer you. Also talking with a credit union that is a portfolio lender, they usually don't have such of a strict box for lending requirements since they old loans in house and they do have loan down payment loans that aren't FHA. Hope this helps.

I am having the same problem with my property right now with the floors, though with mine you feel like you are walking uphill in some parts. If the slope/uneven floors aren't too bad I wouldn't mess with it, just make sure the joists are good and that they haven't been cut or broken, if there has been normal shrinking/settling thats common . Like some people have mentioned in this thread, if the class of the property and the rents aren't where they should be to make it make sense to redo everything then I wouldn't. You still want to provide good housing but if the project is too indepth you won't be able to get that unit out there in the market.
