Post: Replacing floor joist

I have ran into a huge problem so I bought this property to fix up and after removing the plywood floor I found out that the entire house has hard wood but the floor is not level and the main joist has termite damage and is sagging. Should I fix it the best I can and sell it or fix the floor joist and use the repairs as a tax write off for my property.

So I’m looking at installing a new cooling unit. The house already has one AC unit to cool 1338sqft and I was looking for something better for the tenant. I’ve currently been looking at a mini split system or just central air. The property already has gas heat. Any thoughts??
