@Shiloh Lundahl I'd be happy to give you any numbers. I think the biggest factor is that we have no problem renting them at $2,400+/month (3/2 and 4/2 single families).

I purchased my first place my senior year of college based entirely on an offer letter from the company I was going to work for. This was in 2012 so things may have changed, but I don't think it will be as hard as you think to get financing. I'm not in your area so I don't have anyone specific to refer you to, but you might want to just try calling a couple brokers/banks and telling them your situation to see what they would require.

I would agree that it really depends on your budget and what type of property you are looking for. I would recommend looking into south Scottsdale - 85257/85251. I have a single family property in 85257 and an investor friend has one in 85251, both cash flow very well and generate a ton of interest when we need to rent them.

I have a very old rental house. It's had loads of problems, but the newest one has me looking for help. My tenant recently got a new washing machine. Now whenever she uses the washing machine or shower the toilet drains itself. Has anyone ever had something similar happen or know what the issue could be? I've done some research and my best guess is it's a venting issue. But I think it could also be a main line clog (really hoping that's not the case) or perhaps incorrect plumbing related to the washer.
