Hi! I have one marketing campaign going now for pre-foreclosures and will be starting a 2nd campaign for another set of property owners. I am having difficulty in choosing a 2nd target; estates, tax delinquents, etc... SO I thought I would ask this group, if you are not targeting pre-fore, what is your target and why did you choose it? And where do you find your lead? THANKS!

John, that's exactly what you do with the car signs - take them off before leaving your office for the homeowner, take them off while at the local bar even if only for food!

I am in a 3 month program to kick start my business with a very successful local investor and he has provided us with a lot of his materials he used while wholesaling and I know him personally and it worked for him so I am NOT trying to re-invent the wheel but I know my competition in they area and they are respected, honest and have been in this business longer - although they tend to rehab their projects but one of my targets is the motivated homeowner and its theirs too!

My question is what have you done to make yourself stand out from the rest when going after the homeowner who is facing foreclosure?

I just ordered 100 signs ($155 plus shipping) so I will soon be able to tell you my success rate here in the Greater Boston Area but I was wondering how many wholesalers put signs on their cars and if they get any calls that way? For $25 I could get 2 signs - figured one for each car for the back. I am typically skeptical of anything that sounds too good to be true and if I were a homeowner reading a sign that says "...Cash, close in 7 days" I probably would not think its possible.

I am new to wholesaling & starting my business, I fully intend to form a LLC for my real estate business which will include a rehab eventually. I know each deal will be different but until you have formed the LLC, can you collect the fees in your name only or is that simply not recommended? I can afford to set the LLC up if I do it online here in MA but since I want my LLC to serve a couple of purposes I would rather an attorney review it first which then I know I run into the higher costs. Thanks and I am enjoying all the posts - it's such valuable education!
