This is a tricky one and we had the exact same situation a few years ago. In hindsight it was a very bad move for us as it should have been a red flag suggesting a moral character flaw. Their version of priorities were different than ours and what the lease stated. They did not smoke in the home but had other problems that led to an eviction. In FL, smoking pot is still illegal and you should handle that firmly in your situation.

Parker, First, there is no quick course or experience that will get you the experience you are looking for. A commercial GC will be your best bet but know there is an honest 5+ years to get to a point to call yourself experienced. 10+ years if you want to sit for your GC license. Second, it is very stressful with very long hours but if your heart is in it, you will put in the effort. Good luck!

In building wealth, there is no certain path. Diversification in wealth accumulation is key-personal residence, 401(k), stocks, rentals etc. are all ways to accumulate wealth. Erasing debt over time is critical.

Paying rent each month is a waste of money. Paying a mortgage is forced savings that you get back when you sell. When you move from a rental, you have nothing to show for it. 

Assets-Liabilities = Net Worth (wealth).

I have seen realtors say that they don’t trust those sites and to me, they see it as a clear threat to their profession and to the holy realtor.com website. Their main reason for not liking the sites are centered around a delay in information being posted and in an accurate manner. As already stated here, we see that time and time again but I have also seen the exact same instance occur on the realtor.com website. It is common to have 2 to 3 week delay in status of the properties. All websites, county records and just plain driving for dollars are tools that should be used in combination and not be relied upon singularly.

Wow, great picture for discussion! I have seen this for 2nd story and above but for the ground floor WITH a crawl space, nope. I would be concerned for a number of reasons but situations like this always mean an opportunity. This situation calls for a structural engineer and not a home inspector. If time allows, look up a local engineer and ask him/her for their help. a few hundred dollars may yield information that would allow you to go back to the current owner with structural remedies. Include this report with your offer. Good luck!

I would also be curious if any BP members have used these groups to perform an eviction, what their services include, how long it took and what they cost. I understand the costs vary a lot between states.
