@Gail K. How long does it usually take you to find a tenant? Also what’s your minimum credit score for your requirements? I’ve mine set at 650.

@Scott M. Thank you for your response! Yes, I’ve received 15 applications on Zillow where these individuals didn’t even request for a showing. Needless to say, they didn’t meet the rental requirements.

Hi All - I’ve been reading a lot on the forum and learned a ton! First time posting here and hope to continue to learn from you all.

I finally listed my first rental on zillow and marketplace for rent after remodeling. I’ve received 70 generic inquires and 15 applications on Zillow after 9 days of posting. I also just listed my place on FB Marketplace yesterday with about 15 ‘is this available’ messages overnight. For all these inquiries, I replied back with a quick questionnaire on pre-screening questions, but only received a handful (5-10) responses. I also had an open house yesterday with low turnout. My questions are:

1. Is this normal?

2. How do I weed out who to show the house to?

Unsure if I’m doing anything wrong here, I’d love your feedback!

Hi - Thank you for taking the time to answer questions!

I’ve started but now dear I won’t be able to find tenant.   I recently listed my first house for rent on Zillow and FB Marketplace. A lot of the generic ‘is the house available’ and requesting to schedule a showing. I’m met with silent 95% of the time when I respond back asking the prospects to answer few questionnaire as pre-screen. Also did an open house yesterday but low turnout. My questions are -

1. How long does it generally take to find tenant? 
2. What is an appropriate minimum credit score? 
3. how do I weed out the inquiries to only show the house to prospects?

I do not show units with an "open house." I need to know that when I show a unit I'm not wasting my time on people that wouldnt qualify.

I do a walk-thru of my property recording the whole time. Once someone makes contact on my listing, I send the video and application link. I tell them if they like what they see in the video they can submit an application, and if appoved they may view the property in person. This will weed out 90% of applicants as they hardly ever submit an application. Then from those that show in person you can make your decision.

The last house I listed was 4 months ago and i had over 600 people inquire. I just copy and paste a script and the video without reading their message. I dont really open dialogue until I have a qualifying application.
