Right now Proskill Plumbing is working on getting its K-37 w/ Liquid Solar which would work for what you are trying to do with the plumbing and solar aspects of your project. For the heating and cooling part you are going to need a licensed hvac company to do the job. I think there are a few company's out there who do all three but I'm not sure. I personally think that when you company is that complex you cannot provide the best knowledge on all three subjects unless they are a huge company nation wide. And typically nation wide company's get that way by charging steep prices. So I recommend you find a local Company with a k-37 license with a liquid solar license tacked on who works with another hvac company. Hope this helps!

I agree with daniel, i would avoid copper if there is a problem with theft. The cost of copper has gone down so it seems theft has gone down, but I still think pex is more user friendly than sweating copper. Jon always has great advice, and I agree that it may be required by local code to have a licensed plumber do the work. Some plumbers, especially new build/remodel plumbers, are hurting for work due to the economy and are more willing to work for cheap! Multiple bids seems like the way to go in your case. Well this is an old topic, but I figured I would reply anyhow. I know a lot of time when a contractors bond expires, the license will be suspended until they show proof of bond again. I have my com/res plumbing and GC license. My GC was suspended because my bond expired, I just didnt know! Sometime those things are easy to lose track of =]. Anyways, it looks like the second is the better choice, no complaints and i think suspended just because of bond. As you can see it seems like every two years, and bonds usually are purchased for two years.

I am a plumber by trade, I flip houses in my spare time but own my own plumbing business. I cant say enough good things about pex. It is fool proof and makes attic work a breeze! I use expansion rings, these require the most expensive tools, but i prefer it to the copper rings. I have a hydraulic wirsbo expander, and that is expensive but when you are doing 1" plus its a must IMO, but on my service trucks I just have the Wirsbo hand expander, I actually just picked another couple up off craigslist for $100! Cant beat that!

I took your advice and sought the advice of a professional. You are 100% correct. The notice of foreclosure was given May 14th, THey signed the lease June 1st, therefore the law does not apply, they would of had to sign it before the notice of foreclosure in order for us to have to honor it. We were able to serve a 5 day eviction notice. We worked with them and gave them a few extra days and agreed to not pursue owed rent if they left the house in good condition. I had the lawyer write up the contract that they signed that had all the legal humble jumble in it. Thanks a lot!

My agent has asked them to show us the lease already so we know the terms and we have not received it yet. How do I know if I am in a location that has changed the rule about leases surviving foreclosures? When i spoke to the tenant he said something about a new bill obama passed that I have to give them 90 days if I (the owner) is going to occupy it, and if it is an investment I have to honor the terms of their lease? Never heard of such a thing. Thanks for your help and replies, much appreciated!

I bought a house at trustee sale in arizona. Before bidding I talked to the tenant and she said she was month to month. I then won the bid and went to talk to the tenants about their options. Her husband then tells me they are not month to month but rather they resigned a 1 year lease june 2 of this year. I want them out so I can do some upgrades and sell the house. I am not interested in the rental aspect. Under the new laws/regulations, do I have to honor the said lease or is the slate wiped clean and I can start the eviction process? The tenants are not thrilled about moving and I have made them offers and my agent has showed them exact floor plans around the same price and they dont seem to want to cooperate. Also, I purchased the home August 22, 2009, and they did not make rent august 1st. I dont know if that is relevant cause I did not own the home at the time. Any help would be appreciated!
