i am in indiana if this makes any difference concerning answers to this question about how to buy land from son of deceased father whose father died 8 years ago and there is no will and there has been no probate by of the estate involving a property offered several times at tax sale without bids even for 10 cents on the dollar as this is a superfund site and back taxes are $222,000.00 for this property assessed at $200,000.00 that the son has no incentive or interest to probate or own title?

Would an affidavit of heirship followed up with an affidavit of deed be the way for this heir to give me a quit claim deed for a few hundred dollars be a good way to do this?
