Great feedback everyone. I appreciate the advice. When looking at listings, I am checking to be sure that electricity is available. Most of the lots I am looking at either have a well or need a well dug - something I can deal with.

The "unbuildable" aspect is something I will have to dig into.

@Jon Klaus, what do you mean by "land locked?" I'm not familiar with that term.

I live in Washington State and am looking for some land for recreation purposes and, possibly, build a VRBO in the future. With the varied landscapes in Washington, we have many options. Primarily, I am looking at either something at the ocean, or on a lake or riverfront in the mountains.

Browsing real estate sites, I'm seeing what seem like great deals - e.g. 5-15 acre lots for under $50K. Some of these properties have been listed for months and even years. Some of these are surrounded by $1M homes. Which makes me ask, what's the catch?

Being new to REI, can anyone give me any advice on what I should be looking for?

We are still in the very early stages of due diligence right now. I am working with my wife and BIL/SIL to figure out what it is we all want to focus on, whether it be coast, lakefront, mountains, wine country, etc. We're going to sit down over dinner on Saturday to discuss. We most likely would not buy in an established resort like Suncadia.

In any case, I don't see us actually making a purchase for at least a year, but probably more like 2-3 years.

As for numbers, that really depends on whether we buy an existing home, or land on which to build.

Hi there! I just found this site while researching how to get started in real estate investing. I'm not a total newbie, I guess, since I do own a rental house (I moved two years ago and since the market made it a great time to buy, but terrible to sell, I became a landlord).

So my wife and I are in the early stages of looking for a vacation property. We are also in talks with my BIL and SIL to go in on it with them (they also own a rental). We want something for personal use, but also intend to rent it out when we are not using it.

Being in the Seattle area, we have a huge array of options within a 4 hour drive. We could get something on the ocean beach or in a coastal town, along the Puget Sound or San Juan Islands, on a secluded lake, in a resort lake town, in the mountains, out in the woods, something in wine country, somewhere in sunny Eastern Washington. . . we could buy an existing home or a large piece of land and build a cabin (or three); the possibilities seem endless right now, which is causing my head to spin.

I am very much looking forward to starting on this journey and learning from, and contributing to this site.
