I may have to lower my rental price a bit to compete with single family homes that don't have an ADU.

I guess if they're getting a good deal on rent they'll be okay.  A friend of mine says that they wouldn't rent a home if there was someone living in the garage unit.

I'm thinking that for my next home I will convert the garage into an ADU. But when I move out of that home will I have problems finding a family to rent out the home unit? I would prefer to rent to a family over renting out the home unit's rooms to single people. But would families be turned off by the fact that there is a tenant living in the garage adu?

Thanks for making yourself available for info and advice, Hieu.  Yes I'm doing my master's degree online.  

Would you say the market for UGA students, say buying a single family house and then renting the rooms out...is this still a good time?  Or is the market pretty much saturated?  Meaning there's already too many investors doing this to the point where it would be hard to find students as renters?

My parents live a little north of Winder.  I'm currently in Raleigh NC.  I'm thinking of moving closer to them so that they can help babysit my twin one year girls while I finish up a masters degree.  The wife is working full time.  Athens was near my parents and definitely has lower cost of living than Atlanta and suburban Atlanta.  Maybe when our student loans have been paid off we might consider moving closer to the city.  But for now with our debt level, budget wise Athens seems to be the better city for us.

Hello!  My family and I are considering moving to the Athens area.  I found this crime map.  I'm not very familiar with Athens yet.  How accurate would you say this map is? 

I'm looking to possibly making some offers on duplexes or maybe buying a condo/townhouse then renting them out in a year.
