Post: $100K+ in equity on a 2% mortgage

I have a $115 loan at 2.25% on a 15 year note. The home is valued around $300k. I’m tempted to do a cash out refi. I can cash out refi $100k to a 30 year at 7% but lose cash flow and break even. I want to reinvest the $100K but I’d hate to loose a 2% loan and cashflow. Any advice?

I recently moved to Tucson from Oklahoma City and purchased my first home. I met my neighbor next door who is selling his house off market for a great deal. My question is, what do I need to know about buying off market in AZ and Tucson? Any laws I should be aware of? Should I use a real estate lawyer? If so, any recommendations? Thanks for any help!

I'm planning to live in this house while I fix it up and add a 2nd bathroom. After that's done I plan to refinance and use the cash to invest in more properties.

I guess I worded that poorly, I'm the buyer. The seller had a previous deal with someone else that was not completed. During that time the Other Buyer had an inspection done. I now have copy of that inspection. My agent is encouraging me to have my own inspection done.

The property I have under contract had a previous buyer but the deal fell through. The previous buyer already paid for and had an inspection done including pool, roof, and termite. I have access to this inspection from the seller. My agent has advised me to get a 2nd inspection done. Should I get a 2nd one done or just be okay with the free one I have?

The first real estate book I ever read is free for two days! Get a free copy of a great book Millionaire Maintenance Man by Rob Lane. It inspired me to pursue real estate and I'm currently under contract to purchase my first investment home!  It's free on Amazon right now and it's called "Millionaire Maintenance Man". Read it for free and post a review here on Bigger Pockets.
