Mike,

Thanks for your comments. In light of the points you've made about the realtor.com list, may I ask what markets you think make sense from a cash flow investor's point of view?

Thanks, Tom

Thanks to all of you who have responded. I appreciate it. I will have to give this all some thought. I am actually leaning towards crowdfunding because it will mean that real estate investing takes up less of my time.

Hi All,

I live in Denver and work a professional investor (not real estate).  Am considering branching out into real estate investing as well, but probably not Denver.  Anyone has suggested markets in the U.S. that you recommend I consider for buy and hold investing?

Also, I welcome your thoughts on just going with a crowd sourcing service vs buying the properties directly and then hiring a property manager.

Thanks much,

Tom

Thanks again, all!

This is all super helpful.  I'm glad to learn that there are a lot more options than I expected.  Thanks to all of you.

Thanks to all for the replies.  I feel like I'm getting a better handle on this stuff.  Cheers!

Thanks to all who have responded so far.  Would it make this a lot less messy if I just studied for and got a real estate license?  Just a thought.

I should add one more question.  Would it be a better deal cost-wise to just get a family member with a traditional (well into six figure) income profile to cosign?

Tx,

Trey
