Hi, all. I'm starting my journey to financial freedom and I chose wholesaling to start with. To get a better idea what my MAO will be, I'd like to know what investors are paying in the Dallas/Fort Worth metroplex and surrounding areas in Texas. Is it 70% ARV? 75%? Thank you all for your time! Also any tips would be greatly appreciated and accepted too.

I like that you could use that propertyradar app in California but I'm in Texas and I'm not sure if we have anything like that. I'll look into those websites that you mentioned. Thank you very much for the luck!

Direct mail is when you get a list of addresses and send out letters to those addresses right? I'm still learning about this as I'm only 18 fresh out of high school so I'm wanting to reach out to a certain area that I know of and get their attention. If they're facing foreclosure or if their house is in distress if like to reach out to those kinds of people
