I have a wholesale deal and assignment worked out. The buyer/investor wants to use her attorney for closing not my title company? Should I worry about anything? There is a $5k earnest money. Thoughts please, I have like 12 hours to figure this out!

Hello, I'm looking to connect with a title company or a real estate attorney that has dealt with wholesaling, both assignment and double closing. Any recommendations would be greatly appreciated.

Sounds to me as if you could partner 50/50 if things go well on the first. They always say on the podcasts that it's not about making all of the money. Sure you could find other ways to make more money for yourself, but in this case your relationship with the sweat equity partner could pay off and would incentivise Dan to work even harder and maybe more successfuly. It just sounds to me like a good partnership where they compliment each others skills.

I would like to know how they think it's a $60,000 fix. Surely you could get it done for a 1/3?

Personally I would start new, although I don't know if you have the built in budget for this? I haven't done any deals yet myself but don't really like what I see. I would say take a look at the comps in the area. If you do new countertops and paint the cabinets is it comparable or still not as good. Same goes for the floor. What do the comps look like?
