Sounds like a good deal.

This is just a thought.

To promote the idea of "Owner Finance" to him.

See if he has spoken with his accountant on how much tax he would have to pay and how it could be better for him to receive the payments spread out over a few years instead of one large sum.

I agree with some of the above posts.

its all about first impressions.

The concrete pad should go and the entrance needs to be inviting , columns / portico / pergola. Colour and Plants.

Maybe look at window shutters on the upper level.

A first time investor can get nervous but need to remind yourself why you are interested in RE and why are you on this site. Look at the bigger picture and what you want out of it.

If its cold feet because you're not to sure if you can rent it out. Take photos to a few RE agents and get their opinion of what they would rent it for and how quickly.

If you back out now ,[ which is still OK ]. What's going to happen when the next deal comes along.

Chris - I used a local team to complete my 2 current flips, both took 4 months to do .

I believe they took advantage of not having some one of authority push them.

I may still do OK ,first one make maybe 25k profit , second around 110k profit.

How long is it taking you to complete a flip to back on the market ??

Hi Curtis, I'm very much a hands on person and will be driving the bus.

I dont see myself flying back and fourth. Only if some thing happens to my Mum or Dad.

I am lucky enough to be buying with cash and rehab.

Then refinance on the BRRR strategy

I chose Orlando as I have contacts in the real estate industry, as well as population growth and demand on housing

Yes , I can eliminate the 6% sales commission if I hold.

The AUS tax dept will credit me some tax on what I pay in USA.

Am interested in the BRRR system but believe Foreign Nationals can only get 75% loans.

Hi BP's

Looking for some advice.

Just read Brendan's - 7 years to 7 figure wealth.

I have a couple of flips, that are currently back on the market. Have noticed the market in Orlando has slowed down greatly.

I am an experinced renovator and completed many here in Australia but property here is now expensive so I'm looking at possibly moving over to orlando next year , to manage my flips personally and improve the time frame.

I would have to consider airfares once a year , car , accommodation / rent.

With the flips, I would have to consider Buyers agents fees , sales commissions , capital gains tax, property tax, and tax on my LLC.

Is this worth the sweat.

Or would it be better off , putting my cash towards a Multi-family residence for a long term hold. And follow the principals  of Brendan's book
