 @Matt Pippin If you are interested in playing the long game with rental real estate, now is absolutely the time to get into it. If you want to capture additional short-term gains... probably best to just stay the course you are on. 

My thoughts on home prices... the supply and demand issue is not going anywhere, and it could take a long time to correct... residential home prices will continue to appreciate during that time. Interest rates are the highest they have been in a long time and there was still a $2.4 trillion gain in the housing market last year... if/when interest rates begin to come down that is just going to continue to make those prices go up and up and up... If you are okay with renting for the next couple of decades, that is one thing (would not recommend) ... but if buying a home is important to you and your family, there is no reason to wait!

@Todd Dexheimer I will keep that in mind when I am in the twin cities! Only get there a few times a year but would love to attend if it lines up.
