I use Quickbooks. It's a bit of a luxury, but once it is set up properly, it is very easy to track income and expenses.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $500,000
Cash invested: $50,000

This was our first home, and we have now rented it out. We refinanced to a lower rate, then immediately moved out and acquired another house.
