Thanks for responding everyone.  I agree that self-showings are more of a risk than I want to take on.  When discussing this with my property manager, I found out that they are not attending the showings and it's just the prospective tenants agent that accompanies them on the showing.  Is this standard practice or do some property managers go to the showings?

I am trying to get a 3/2.5 condo rented in Phoenix AZ.  The property is a new build and has been on the rental market for 3 months now.  I've decreased the rent twice and am below other listings for similar properties in the neighborhood.  My property manager is recommending that I allow for self-showings which allows potential tenants to tour the property without a realtor as long as they put in a credit card number prior to visiting the property.  I'm a little nervous about allowing self-showings since it's a new build and I would be really disappointed if anything happened, even with the ability to charge for damages with the credit card number. Would it be worth it to try this solution and accept the risk?

My name is Trevor McCloskey and I live in Gilbert, AZ.  I am just starting my real estate investing journey and I plan on having my first buy-and-hold rental (a condo close to my house) by sometime next spring.  My long-term plan is to focus on acquiring more buy-and-hold real estate with good cash flow. I currently have a day job and am interested in having a management company help me with this property since I'm new to being a landlord.  Any recommendations on who is best to work with in the southeast valley of Phoenix?
