Hey guys,

Would love to hear from anybody with experience in San Diego, whether it be as an investor, agent, contractor, market analyst, etc. about what you "wish you knew" before investing/working in San Diego. I'm looking for not so obvious tips, sort of like:

  • how a certain neighborhood would have provided major tax breaks but you bought property 2 houses away outside its dividing line
  • finding out that STRs would have yielded better income where you invested
  • buying a certain design of a house (whether that's describing its foundation, exterior, interior, etc.) was a bad idea
  • politics and local government influenced your returns

and so forth. I appreciate any stories you guys have!

@Meredith Stowers Thanks for the tip! By college area would that happen to also include UCSD? Off the top of my head I can't think of seeing anything like this around there but maybe I missed some neighborhoods. I only ask because that campus is right next to my work and would be ideal for my house-hacking needs. I'll do some driving around regardless to see. Definitely will be checking out the areas you mentioned!

Hey fellow San Diegan - I'm not experienced in any of this but glad you're raising all these points as I'm super interested to see what others have to say, as well. I had never heard of the 203K loan or GSFA program... have to add it to my long list of things to research.

Congrats Brian! I live in Pacific Beach right now and it's one of the areas I am looking to house-hack myself in these next couple of months. When did you buy the property? That sale price looks really really low.

First off, props @Clint Harris for the amazing thread and wealth of knowledge you've shared. I've learned more in these past 10 minutes than I would have in an entire BP podcast (and trust me I learn a lot there). Keep posting!

@David Morrison - do you have some good articles for why you're scared about STR's in SD? I live here currently and although I'm just getting started learning about REI, I really did have an interest in STR's for after I house-hack. I'm also intrigued by the idea of buying a boat, docking it, and renting that out (plenty of non-operating boats get rented out at what appears to be full-booking rates around here).

Hey man I just looked into this myself... found this page on meetup showing a bunch of REI related groups.

Hey Daniel, I'm also completely new to this but I can help with the getting motivated part - listen to BP podcasts or scour the BP threads to find people who have done what you are looking to accomplish already despite having major disadvantages, or less money to start with, etc. You will quickly get comfortable with the uncomfortable by being exposed to success stories. Look on their profiles and see pictures of rehabs - it will become less scary. That's definitely helping me the most. 

Finally, BP podcasts #108 and #250 with Grant Cardone are a must;  BP podcast #331 about getting 10 deals on a $20k waitress salary also truly inspired me.
